When will infrastructure begin?

We are anticipating infrastructure to begin as soon as we are given the legal descriptions of the lot.  As of now, we are expecting those in or around Mid-May.

Where will the water for the development come from?

We have a 12-inch water main that will run through the property from Canyon Lake. 

Is the golf course going to be open to the public?

Yes, but Residents will have preferred tee times.  There will be a dress code as well as explicit rules of behavior while on the golf course.

Will the Wellness Center be open to the public?

The Clinical portion of the Wellness center will be open to patients of the preferred doctors to be treated for specific procedures.  It is expected to not be a “walk-in” Clinic.  The vision for the “Spa” portions of the wellness clinic is to be open to the public for amenities you would expect in a resort property. 

What is the timeline you foresee on construction to begin?

Mid 2023

What kind of road paving will be on the development?

There will be two lifts of asphalt with all utilities underground and LED lighting on each side of the road to not impair the spectacular view of stars in our Texas Hill Country skies.

Will there be a restaurant on the property?

Yes, there will be a small restaurant & bar overlooking the lake on the “10th Hole” of the Golf course.

What will be the stipulations on gates/fencing?

All gates and fencing must be metal.

What will the HOA fees be?

There will be a Master HOA for the entire community. There will be individual HOA’s for each property type; Casitas, Vista Villa’s, Garden Homes & Estate Homes.  The master HOA will manage the individual HOA’s of the individual property types.  As legal descriptions come in, we will have different HOA fees for each type of property. We are in the process of completing deed restrictions.

What is the minimum and maximum size of homes?

Casitas Lots – 50ft. wide frontage: 500 – 800 sq. ft floor plans with optional rooftop living spaces. Situated around the pristine golf course and lake, tucked in the tranquil valley.  Lots are in clusters of 10 although the casitas will not be adjoined.  Lots starting at $75K.

Vista Villa Lots – 100 ft. wide frontage: 800- 1400 sq. ft floor plans with optional roof top living spaces. Strategically placed to capture incredible lake, and hilltop views.  Lots starting at $125K.

Garden Home Lots – 125 ft. frontage: 1800 – 2200 sq. ft footprint floorplans (2) story limit with optional roof top living spaces.  Situated to highlight majestic hilltop views.  Lots starting at $200K.

Estate Home Lots – 62 One + Acre lots in a private gated community.  Lots starting at $500K.  Minimum size home 3000 sq feet.  The views from the Estate home lots are truly breathtaking. 

 

All lots have differing terrain situated in order to maximize their sensational Hill Country views, while providing the ability to incorporate unique architecture.

What is the “Reserve Your Lot” deposit fee for?

Prior to legal descriptions, paying $10K toward the reservation of ANY type of grants you the opportunity to lock in your lot price and desired location lot within Watercolours community.  This deposit will be paid directly to Stewart Title and is fully refundable for any or no reason.  After legal descriptions have been received, you will be expected to enter a contract for purchase for the lot and begin construction within one year of closing, the deposit will be applied to purchase price.

Are there any properties that will be on Septic Systems?

The estate lots will be on Septic Systems.  The remainder of the development will be handled by a wastewater treatment plant.  The affluent water from the treatment plant will be used to water the golf course.

What are the other amenities on the property?

A picturesque lake surrounded by the 9 hole/3 par golf course – Residents will be allowed to fish, kayak, paddle board etc. Tennis & Pickle ball courses will also be available to Residents in addition to an Olympic size pool.

Can we bring in our own builder?

Yes, although the design and builder will need to be approved by the Watercolours Architectural Approvement Committee.

Where are the entrances/exits?

The main entrance will be off FM 2722 and the private estate entrance will be off FM 2673.

What kind of security will be available?

The estate lots will be in a private gated community.  The other portion of the development will be monitored by security patrol.

Are golf carts allowed on the roads?

Yes, we highly encourage the use of Golf Carts in the community.

What are other parts of the development?

Senior Active Adult Living, Emergency Clinic off FM 2673 and Boutique Style Grocery Store off FM 2722

When can we expect the project to be completed?

We are expecting to be completed with all construction and fully operational by the end of 2027.
